This property is located at 2420 Cty Rd B, Tribune, KS 67879. The property is 50.80 acres + or -. This property has (2) wells on site, #1 Well sits East of the flat building and is for the feedlot, #2 Well sits just North of the farm house / East of driveway for the house.

DESCRIPTION
Grain Storage: Approximately 596,000 bushel capacity in 4 separate upright steel grain bins, 7,000 BPH leg with drive over pit area, each bin has aeration floors with 3 individual fans on each, 500 BPH continuos flow grain dryer.

Warehouse Building: Approximately 40' x 88' metal frame metal clad storage building, overhead door on south, concrete floor and approach.

Feed Mill: (3) upright steel grain bins of approximately 65,000 bushel combined capacity, the 2 west bins of the 3 have aeration floors and 3 - 24'' fans each, approximately 80' double truck receiving leg with drive over receiving pit, metal frame metal clad working building has Roskamp roller mill, (7) overhead loadout/ingredient bins covered loadout, 6,000 gallon poly molasses tank and electric pump. The feed mill has not been used recently only the leg and 3 larger bins.

Feed Lot: There is a pipe pen feed lot on this property that has not been used recently, in line concrete feed bunks, 2 small out buildings for feed lot service, one has hydraulic squeeze chute and working facility, there are sorting pens and loading in/out capability.

Office/Scale: The office/scale house in approximately 440 sq/ft building, concrete block building, 10' x 70' concrete deck scale for trucks and 10' x 60' scale for weighing cattle, digital readout, scale is not currently in use or certified.

House: 2 bedroom wood frame house, single attached garage, is approximately 1,200 sq/ft and full basement, the house has not been lived in very recently.

CRP: There are 23.04 ACRES in CRP and it's enrolled until 9/30/2035.

TERMS
High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Bison Title Company by May 5, 2023, 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before June 15, 2023. Closing fees to be shared equally between Buyer and Seller. Buyer title insurance for the account of the buyer. All Real Estate taxes shall be prorated as of May 3, 2023. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1.5% Buyer's Premium charged on overall total final bid amount only.
