DESCRIPTION
Office/Scale: The office/scale house in approximately 3,500 sq/ft building, wood frame stucco building, several private offices, conference room, 2 restrooms, break room, 120,000lb 10' x 65' concrete deck scale. digital readout, ticket printer and hydraulic grain probe.

Concrete Grain Elevator: Approximately 705,000 bushel capacity concrete grain storage in two annexes, one is approximately 85,000 bushel capacity and serviced by 3,000 BPH grain leg, the other is the balance of storage and serviced by 10,000 BPH leg, (2) Approximately 66,000 bushel separate upright concrete storage bins with aeration and service with drag conveyor from larger leg and pit and side draw discharge and power sweeps, 2 drive thru receiving pits, electric manlifts, there is a Deluxe 500 BPH continuos flow grain dryer that has not been used recently. Railroad Siding: This grain facility is serviced by BNSF and an owned ladder track of 2 tracks of approximately 3,000 feet and no current lease.

Shop/Warehouse Building: Approximately 84' x 140' wood frame metal clad building, approximately 30' x 30' wood heat shop area, balance is warehouse storage, most is concrete floor.

Feed Mill: Older feed mill has not been recently used, approximately 22' x 120' warehouse storage area on west end of mill is currently used. Upright metal storage tanks have also not been recently used.

TERMS
High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Bison Title Company by May 5, 2023, 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before June 15, 2023. Closing fees to be shared equally between Buyer and Seller. Buyer title insurance for the account of the buyer. All Real Estate taxes shall be prorated as of May 3, 2023. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1.5% Buyer's Premium charged on overall total final bid amount only.
