Concrete Grain Elevator: Approximately 835,000 licensed bushel capacity concrete grain storage, (2) 8,000 BPH receiving legs with drive over pit, working electric manlift. This facility has beed in use as a frac sand facility in 2023. There is also a scale in the elevator. This facility is capable of truck and rail in/out, Bin charts are available upon request.
Flat Storage: (2) buildings approximately 100' x 320' metal frame metal clad building, 20' sidewalls, receiving leg, full length 36'' overhead drag conveyor with 4 drops, grain capacity of approximately 500,000 bushel each for a total of approximately 1,000,000 bushel total flat storage.
Rail Siding: The facility is serviced by UP Railroad. Rail access to facility was reestablished in 2014, and approximately 31 rail cars at a time. Approximately 3,400 linear feet of owned rail siding.

TERMS
High bidder will enter into a purchase agreement upon conclusion of the auction. A 10% earnest deposit to be placed with Guarantee Abstract Company by May 26, 2023, 5:00 PM CST. Balance of purchase price to be paid in full with certified funds upon closing and delivery of deed. Closing to take place on or before July 10, 2023. Closing fees to be shared equally between Buyer and Seller. Buyer title insurance for the account of the buyer. All Real Estate taxes shall be prorated as of May 24, 2023. Full possession to be given upon closing. Sale of the property is not conditional upon the ability of the buyer to secure financing. 1.5% Buyer's Premium charged on overall total final bid amount only.
